WIN: Zoning Approved for Conversion of Former Inn at Lincoln Park Hotel at 601 W. Diversey Into Residential

“Redevelopment plans have been approved for the former Inn at Lincoln Park, located at 601 W Diversey Parkway in Lincoln Park. Situated at the corner of Diversey Parkway and North Lehmann Court, the project will breathe new life into the aging structure, which has been the subject of various redevelopment proposals in recent years. This latest effort is being spearheaded by Validus Capital.

“Designed by SPACE Architects + Planners, the project will convert the historic building—originally constructed in 1916 as a hotel—into a residential development. The transformation will begin with enlarging the ground-floor street-facing windows and adding a new central entrance for a planned retail space. Behind this area, a small residential lobby will be created, accessible via the building’s existing side entrance.” (Achong, Chicago YIMBY, 5/12/25)

Preservation Chicago had been advocating for the preservation of 601 W. Diversey for over a decade through multiple proposals for demolition and replacement. We applaud the developer, Validus Capital, for adding 40 new residential units to Lincoln Park through the adaptive reuse of a historic building.

Preservation Chicago support the easing of zoning regulations to make the reuse of historic buildings easier and more attractive to developers. This redevelopment requires a zoning variation which required time, cost and risk. Developers often build to the existing zoning envelope and thresholds so that their developments are “as of right” and therefore not subject to zoning related complications.
