“Another residential conversion is on tap for unused workspace in downtown Chicago, with a local development team announcing plans to convert the upper stories of Salesforce’s former office to apartments.
“A joint venture between Path Construction and WindWave Real Estate said it has acquired floors five through 10 at 111 W. Illinois St., which it plans to turn into 153 apartments. The firms plan to start construction on the $64 million project this month and open the units to residents by summer 2026.
“As the remote work trend persists and demand for rentals remains strong, office-to-residential proposals have been gaining traction in downtown Chicago, most notably with city-subsidized projects that would transform empty office space on and near LaSalle Street into more than 1,800 apartments.
“‘This is a thoughtful redevelopment that reflects how buildings can evolve for the next generation,’ Ric Krause, president and CEO of Path Construction, said in a statement. “Our development team is excited to deliver a concept that blends lifestyle and location in a way that few projects can.’
“Path Construction and WindWave’s acquisition did not include floors two through four of the building, which will remain owned and occupied by the Erikson Institute, a graduate school focused on child development. The retail space is currently occupied by Japanese steakhouse Roka Akor and Tary Coffee. (Herzog, Crain’s Chicago Business, 6/3/25)
