WIN: Historic Three-Flat at 3641 N. Wilton Will Be Renovated With Addition and ADU, Not Demolition

“A second permit has been approved to expand a residential building at 3641 North Wilton Avenue in the Wrigleyville neighborhood. The later permit, issued October 14, allows for the construction of a three-car garage with a second-story Additional Dwelling Unit on the alley at the rear of the property.

“On September 15 of this year, a permit was issued that authorized a rear three-story addition to the existing three-unit residence at the front of the lot, at a reported cost of $320,000.

“That permit included internal renovations, lowering the basement, building new rear decks at the second and third levels, and replacing the existing frame garage with a concrete parking pad. That concrete pad will now hold the new garage and ADU instead of surface parking spaces.

“Pavlovcik Architecture is the architect of record for both phases of construction. Developer Triton LLC and general contractor Forest City Capital LLC are both registered to the same North Talman Avenue address.” (Schell, Chicago YIMBY, 10/18/25)
