“Plans for a seven-story apartment building with retail are moving forward at the site of Uptown’s Holiday Club.
“Catapult Real Estate Solutions is overhauling the northwest corner of Sheridan and Irving Park roads, 4006 N. Sheridan Road. The new building will have 91 apartments, 38 parking spaces and about 2,000 square feet of retail.
“The complex will replace the Holiday Club, apartments and storefronts containing El Palmar restaurant and Roots Smoke & Vapor Shop.
“Ald. Angela Clay (46th), whose ward includes the site, and the development team held a community meeting Thursday to keep neighbors in the loop about the project details. A point of concern among neighbors is the unclear fate of Holiday Club and the other businesses on the site.
“The existing building has 5,000-6,000 square feet of retail space, whereas the new building would have two retail spaces — one with 850 square feet and a second with 1,200 square feet, according to plans shown by project architect Arden Freeman with Built Form LLC.
“The project is a by-right development, meaning it doesn’t require a zoning change and doesn’t need to go through the rigorous community input and aldermanic approval process.
“However, developers need city permission on several fronts. Catapult wants to reduce the normally required number of parking spaces because of proximity to public transportation; have fewer truck loading zones; and to include residential uses — the apartment building lobby and parking spaces — on the building’s first floor, said zoning attorney Nick Ftikas. Preservation Chicago has been advocating with the community to find a preservation-oriented outcome. Despite the significant architecture of these buildings, they were overlooked by the Chicago Historic Resources Survey. Lacking an orange-rating, they are not subject to a 90 Day Demolition Delay.
In 1925, the Gothic terra cotta storefront was constructed, designed by architect Adolph Woerner as a development by owner Abe Gumbiner. Woerner is the architect responsible for the Landmarked Village Theatre. During the 1930s, this ornately ornamented building was home to a Walgreens Drug Store.
The residential segment of the 4000-4006 N. Sheridan building was built as part of a larger development that includes a row of six-flats setback from the street. It was designed by architect David Robertson and was completed 1904-1905.
David Robertson has a few structures listed in the CHRS, but these buildings are not orange rated. It was a Colin & Morris development who were successful developers in turn-of-the-century Chicago. Original address was roughly 1333-1341 N. Sheridan.
