POTENTIAL WIN: Restoration and Facade Preservation Incorporated Into Nealey Foods Building Mixed-Use Development at 300 W. Fulton Market

“Plans have been approved for the mixed-use redevelopment of the three-building complex spanning from 900 to 910 W Fulton Market. Located on the northwest corner with N. Peoria Street, the buildings are bound by Time Out Market and the future renovation of 310 N. Peoria Street. This redevelopment is being led by Midwest Property Group and has been in development for a few years.

“The structures were originally the home of Nealey Foods back when the neighborhood was still known for its meat-packing industry. However this isn’t the first time a redevelopment has been proposed for them, originally developer Shorewood was working with local firm HPA on a larger proposal rising nine-stories in height with over 64,000 square-feet of office space.

“While that proposal was set to be completed in 2023, the property changed hands and now Midwest Property Group is working with local architecture firm NORR on the approved proposal. Similarly it will restore the four-story yellow-brick structure at 900 W Fulton Market, demolish the building at 906 Fulton, and preserve the facade of 910 Fulton.

“On the west end, a new three-story structure will rise behind the existing facade, with the top floor being set back in order to not disrupt the historic exterior. In the center a new five-story structure will reach 64-feet in height with a brick exterior that mimics the surrounding context. Outdoor decks would be built on the setbacks for future tenants.
