PARTIAL WIN: Former Precious Blood Church and School at 2401 W. Congress to Be Adaptively Reused for Residential, But Adjacent Rectory Will Be Demolished

“A zoning application has been filed for a proposed residential development at 2401 W. Congress. Planned by 4Corners LLC, the project site is located at the southwest corner of the intersection of W. Congress Pkwy and S. Western Ave. The four-story building that will be adaptively reused is a former church and school combination building for the Catholic Bishop of Chicago.

“Designed by Kennedy Mann, the residential conversion would add 52 residential units, 24 bike parking spaces, and zero car parking space with no commercial space component.

“The building’s ground floor will retain the main entries at the north end of the building and have 10 apartments in addition to a fitness room, bike parking, and mechanical spaces. The second floor will have a large lobby and lounge space at the top of the stairs with 12 more apartments.

“The third and fourth floors will each have 15 more apartments. In total, the 52 residential units will be made up of 34 studios and 18 one-beds. All of the units will be built within the original shell of the building with no additions, cutouts, or added balconies.” (Kugler, Urbanize Chicago, 10/31/25)

Preservation Chicago is pleased that the Precious Blood Church and School at 2401 W. Congress Parkway will be adaptively reused for residential However, it is unfortunate that the highly-ornamented adjacent Mediterranean-style Precious Blood rectory building at 2411 W. Congress Parkway couldn’t be incorporated and saved into the new development.
