“A demolition permit has been issued to make way for a new mixed-use development at 1950 W. Lawrence. Located on a midblock site, the property is located between N. Damen Ave and N. Winchester Ave. Planned by Vista Group Realty, the demolition permit will clear the existing one-story masonry building that currently occupies the property.
“With Jonathan Splitt Architects listed on the permit filing, the new building would be a five-story structure with retail space and parking on the ground floor. The upper four floors will include 12 residential units for the project. No drawings or renderings have been released publicly for the project.
“With the demolition permit issued, demolition contractor Mulroy Demolition and Excavation can begin clearing the property to make way for the new development. Preservation Chicago is disappointed that this highly ornate Jewel Food Store one-story terra cotta vintage facade is not being incorporated into the new construction5-story residential building.
Incorporating this vintage terra cotta facade is an ideal way to increase residential units and density while protecting and preserving historic facades. We also encourage additional zoning height and expedited as-of-right benefits to developers who choose to pursue this option.
