
“A renovation permit has been issued for the residential development at 2401 W. Congress. Planned by 4Corners LLC, the project site is located at the southwest corner of the intersection of W. Congress Pkwy and S. Western Ave. The four-story building that will be adaptively reused is a former church building for the Catholic Bishop of Chicago.
“Designed by Kennedy Mann, the residential conversion will add 52 residential units, 24 bike parking spaces, and zero car parking space with no commercial space component.
“The building’s ground floor will retain the main entries at the north end of the building and have 10 apartments in addition to a fitness room, bike parking, and mechanical spaces. The second floor will have a large lobby and lounge space at the top of the stairs with 12 more apartments.
“The third and fourth floors will each have 15 more apartments. In total, the 52 residential units will be made up of 34 studios and 18 one-beds. All of the units will be built within the original shell of the building with no additions, cutouts, or added balconies.
“With the interior demolition permit already issued, the issuance of the renovation permit will allow general contractor H&S Remodeling Inc to proceed with the residential buildout once interior demolition is complete. Preservation Chicago is pleased that the Precious Blood Church and School at 2401 W. Congress Parkway is moving forward toward adaptive reuse for residential. The issuance of the renovation permit means the conversion is now cleared to proceed.
We are particularly encouraged that all 52 units will be built within the original shell of the building, with no additions, cutouts, or added balconies. That is exactly the right approach to a building of this character. Too many conversions of institutional buildings punch new openings through masonry walls and hang balconies off historic elevations in pursuit of a marketable unit mix. Here the building will keep its exterior, and the design has been made to work within it.
It remains unfortunate that the highly ornamented Mediterranean-style Precious Blood rectory building at 2411 W. Congress Parkway could not be incorporated and saved as part of the new development. A rectory of that quality, immediately adjacent to a building being carefully restored, was a candidate for reuse rather than demolition.
Preservation Chicago encourages 4Corners LLC, Kennedy Mann, and H&S Remodeling to retain and restore the building’s significant historic features as the interior work proceeds, and to document the rectory thoroughly before it comes down.
